Terms of Service

These Terms of Service ("Terms") govern your use of InvestorEdge (investoredge.io), operated by TRG Tech Link ("we," "us," or the "Platform"). By creating an account or using the Platform you agree to these Terms.

1. The Platform Is Software

InvestorEdge is software licensed by TRG Tech Link. It does not buy, sell, list, negotiate or broker real estate, and it is not a party to any purchase or sale. Camelot Real Estate Services and its state entities ("Camelot") use the software to contract for and buy property from sellers and to sell that property as-is to verified members. Every purchase contract is between you and Camelot (or, where a state requires it, a licensed auctioneer acting for Camelot). Neither TRG Tech Link nor Camelot is your real estate agent, broker, attorney, accountant, or financial advisor.

2. Operator and Affiliate Participation — Disclosure

TRG Tech Link and Camelot are under common ownership. Camelot buys properties for its own account, sells its own inventory through the software, and sees inventory before it is shown to members, including during internal review periods. Prices and terms of any listing reflect our position as principal, not a fiduciary. You should conduct your own independent due diligence on every property.

3. Eligibility and Buyer Qualification

Bidding and purchasing require a completed buyer qualification. Qualification tiers are derived from information you provide and, where you have expressly authorized it, a soft-inquiry consumer credit report. Qualifications expire and must be refreshed periodically. Cash purchasers must provide proof of funds before a purchase contract is issued. We may decline, limit, or revoke Platform access at our discretion, subject to applicable law.

4. Credit Authorization

Where you request financed bidding power, you must provide separate, explicit authorization for a soft credit inquiry under the Fair Credit Reporting Act. We store only score bands and vendor reference identifiers — never full credit reports. If a credit-derived decision limits your options, you are entitled to the notices required by applicable law.

5. Auctions, Bids, and Awards

A bid is a binding offer to purchase at the bid amount. Winning bidders must execute the purchase contract within the stated signing window and deliver earnest money as instructed. Properties are sold as-is, where-is, with all faults, without warranty of any kind, express or implied. Estimated values, ARV figures, and analyses provided on the Platform are opinions for informational purposes only and are not appraisals or guarantees of value or profit.

6. Software Fees

Software fees are charged by TRG Tech Link for use of InvestorEdge. They are flat amounts, are earned when the software service is provided, are owed whether or not any property sells, and are never contingent on or calculated from a sale price. TRG Tech Link receives no commission on any real estate transaction. Current prices are published on the Membership page; the amount on your invoice governs.

• Buyers and investors buying from Camelot: free account and portal. Tools (valuation reports, contracts and similar) are priced at the time you order them. ValueProof reports are billed by ValueProof.
• Homeowners selling a property they own in their own name: no software fees, including the auction package.
• All other sellers (property owned by an LLC, trust, corporation or other entity, wholesalers, asset managers, lenders, and estates): submitting property to Camelot is free. The Seller Portal subscription (full history, all assets, batches and exports) is billed monthly or yearly. Each property sent to auction requires an auction listing package, which includes a set number of photos; a photo add-on raises the photo limit.

We may check the owner of record on public records. If a property submitted as an own-name sale is owned by an entity, the investor pricing applies.

Auction buyer's premium: a winning bidder may owe a buyer's premium stated in the auction terms for that property. It is charged by Camelot or the licensed auctioneer as part of the purchase contract. It is not an InvestorEdge fee.

7. Subscription Term

A Seller Portal subscription runs for the monthly or yearly period paid and continues when the next invoice is paid. You can stop at any time; access continues through the end of the paid period. Without a subscription, sellers keep free access to submit property and track open deals.

8. Refunds

An auction listing package and any photo add-on are refunded in full if the auction is withdrawn by you or by Camelot before it is scheduled. Once an auction is scheduled, these fees are not refundable. Subscription periods are not prorated. Fees waived or credited by us in writing are not charged.

9. Valuation Products

Paid valuation reports are business-purpose products and are delivered subject to their own attestations. They are not appraisals performed by licensed appraisers unless expressly stated.

10. Prohibited Conduct

You may not misrepresent your identity or qualifications, interfere with auctions, scrape or resell Platform data, or use the Platform for any unlawful purpose.

11. Limitation of Liability

To the maximum extent permitted by law, the Platform is provided "as is" and our aggregate liability arising out of your use of the Platform is limited to the fees you paid to us in the twelve months preceding the claim.

12. Changes

We may update these Terms. Material changes will be posted on this page with a revised date. Continued use after changes constitutes acceptance.
